Information collected

If you submit an inquiry, we collect your name, email address or phone number and the real-estate details you choose to provide, such as a market or neighborhood, property or project, property type, timing, inquiry type and message or priorities.

The site also records limited website and campaign information: pages visited; contact, link and form events; destination links; market; referring source; UTM campaign parameters; Google click identifiers (gclid, gbraid and wbraid); and first landing page and referrer. Stored page and referrer values remove URL query strings and fragments. Cloudflare, our hosting provider, may process IP address and network or traffic information to deliver and protect the site.

Browser storage and measurement

The site stores campaign and source attribution in browser local storage undermb_lead_attribution_v1 and treats it as active for 90 days. The entry may remain until it is overwritten or you clear browser storage. The current site code does not include Google Analytics, Meta advertising pixels, remarketing code or offline-conversion uploads. Cloudflare may use operational or security cookies.

How the information is used

We use the information to respond to and route inquiries, provide requested real-estate services, prevent spam and misuse, operate and improve the site, understand campaign and source performance, and maintain business and legal records. We use an inquiry to respond to the request and for related service communications; any marketing use will follow applicable law and available choices.

Who receives information

Inquiry records and website-event records are stored in a Cloudflare D1 database. Inquiry details and campaign or source information are sent through FormSubmit to Ivan’s and Lauren’s Corcoran email accounts; one is the primary recipient and the other is copied. FormSubmit states that it keeps its form-submission archive for 30 days. If you choose an email or text fallback, your email or mobile provider also processes that message. Corcoran and Anywhere systems may process copies received in Corcoran accounts under their own policies. We may also disclose information when required by law or to protect the site and our rights.

Retention

Browser attribution is treated as active for 90 days, and FormSubmit states that it retains its archive copy for 30 days. The site currently has no automatic deletion schedule for lead or website-event records; those database records remain until manually deleted. Email copies may be retained under applicable brokerage, legal and recordkeeping requirements. This notice will be updated when a formal retention schedule is implemented.

You can use the control above or clear this site’s local storage in your browser. To ask about, correct or request deletion of information held by this site, email Ivan and Lauren. We may need to verify the request and retain information required for brokerage, legal, security or recordkeeping purposes. Information processed by Corcoran or Anywhere is subject to their separate notice.
