Information collected

If you submit an inquiry, we collect your name, email address or phone number and the real-estate details you choose to provide, such as a market or neighborhood, property or project, property type, timing, inquiry type and message or priorities.

If you request The Mijalkovic Bennett Team’s monthly newsletter, we collect your name, email address, optional neighborhood interests and your separate newsletter consent. We also record the submission time, a random request identifier and the version of the consent wording presented.

If you ask a home question or request a home-value check-in through the client page, we collect your name, email, request type, preferred team member and any phone number or property you provide. A message is required for a home question and optional for a value check-in. These requests are saved for private team review and an internal notification is emailed to both team members; they do not subscribe you to the newsletter.

If you use the contact-update form, we collect your name and best email address, together with any optional phone number, previous email or phone, preferred mailing address, birthday month and day, or social profile link you provide. We do not ask for a birth year. The previous contact detail helps the team locate your existing record; blank optional fields do not request deletion of existing information.

If you enter The Mijalkovic Bennett Team’s giveaway, we collect your name, email address, a random entry identifier, the giveaway identifier and receipt time. We record the version of the Official Rules you accepted, your eligibility confirmation that you are a New York State resident age 21 or older, and your confirmation that you worked with Ivan Mijalkovic or Lauren Renee Bennett as a real-estate client before October 7, 2026. These are your statements, not automatic verification of eligibility. We also record your separate choice about the team’s monthly neighborhood and real-estate newsletter and, if you opt in, the version of that consent wording. The entry form does not request your full birthdate, phone number, mailing address or property information.

The site also records limited website and campaign information: pages visited; contact, link and form events; destination links; market; referring source; UTM campaign parameters; Google click identifiers (gclid, gbraid and wbraid); and first landing page and referrer. When a visitor arrives from the team’s owned LIC Condo, Atlas or Gardens Guide, the site may also record a bounded origin and link-placement label so that public-resource assists are not mistaken for advertising campaigns. Stored page and referrer values remove URL query strings and fragments. This website is hosted through OpenAI Sites and delivered using Cloudflare infrastructure. OpenAI Sites records aggregate page views and unique visitors. OpenAI Sites and Cloudflare may process ordinary request, device, network, security and traffic information needed to operate and protect the website. Public inquiry contents are not sent to a ChatGPT model.

When secure form verification is enabled, this site uses Cloudflare Turnstile to distinguish legitimate submissions from automated abuse. Cloudflare may process browser, device and network signals to produce and validate a one-time security token. This site sends that token, but not the contents entered in the form, to Cloudflare Siteverify before storing or relaying the submission. The token is not added to the stored inquiry, giveaway, newsletter or contact-update record, or FormSubmit notification.

Browser storage and measurement

The site stores campaign and source attribution in browser local storage undermb_lead_attribution_v1 and treats it as active for 90 days. The entry may remain until it is overwritten or you clear browser storage. Google Analytics loads only after you choose “Allow analytics.” It receives sanitized page paths, broad market labels and selected interaction or form events, but not names, contact information, inquiry text, property text, destination links, campaign click identifiers or full URLs. Advertising storage, ad personalization, Google signals and session recording are disabled. Google may also process its cookie or client identifiers, device and browser information and approximate location derived from network information. Event- and user-level Analytics data is configured for two-month retention; aggregated reporting and operational data may follow Google’s own retention practices. Your optional Google choice is stored undermb_google_analytics_consent_v1 until you change it or clear browser storage; declining or withdrawing removes Google Analytics cookies set on this site. Cloudflare may use operational or security cookies.

After a successful giveaway entry, the optional contact-update form reuses your name and email temporarily in the open page. Those details are not placed in a link or saved to browser storage for this step. Private team review pages do not send page or interaction events to the site’s analytics tools.

How the information is used

We use the information to respond to and route inquiries, provide requested real-estate services, prevent spam and misuse, operate and improve the site, understand campaign and source performance, and maintain business and legal records. We use an inquiry to respond to the request and for related service communications; any marketing use will follow applicable law and available choices.

Newsletter requests and contact updates are saved for Ivan, Lauren and the team to review. Newsletter consent is used to manage your request for monthly neighborhood and real-estate emails. A contact update asks us to review and correct your contact information; it does not give consent to marketing emails or texts. Supplying a birthday or social link is optional and helps the team maintain the relationship. Contact updates are saved for review and emailed to Ivan and Lauren’s Corcoran inboxes with the details you submit. A newsletter signup sends a separately labeled internal notification to the same inboxes. The website does not send newsletters to visitors or directly change an existing HOME CRM record.

The team uses newsletter signup notifications to prepare contacts in HOME for distribution through Corcoran’s newsletter service. The notifications include your name, email, selected interests, signup source, request identifier, consent wording and version, and signup time. HOME may retrieve those emails when the team configures that workflow; this website does not establish that connection. Existing unsubscribes and requests not to be contacted must be respected during processing. A saved request or accepted email notification is not confirmation that a mailing list has been updated.

Giveaway information is used to administer the drawing, check eligibility, prevent duplicate entries and keep a private record of the drawing and prize delivery. Before the drawing, the team will manually compare entries with existing business records to confirm a prior client relationship with Ivan or Lauren. The potential winner will be contacted manually by email; any additional information requested will be limited to verifying eligibility and delivering the prize. Entering does not subscribe you to marketing emails or texts. The separate newsletter checkbox is optional and does not affect your chance of winning. Giveaway entry alone does not trigger a newsletter notification. It does send an internal entry notice to Ivan and Lauren. If you separately opt in, the website sends a newsletter-signup notice instead of a second entry notice, using the same process described above. The website does not automatically send marketing emails, enroll you in a mailing platform or update HOME.

Who receives information

Inquiry records and website-event records are stored in a Cloudflare D1 database. Sales-inquiry details and campaign or source information are sent through FormSubmit to Ivan’s and Lauren’s Corcoran email accounts; one is the primary recipient and the other is copied. FormSubmit states that it keeps its form-submission archive for 30 days. If you choose an email or text fallback, your email or mobile provider also processes that message. When Turnstile protection is enabled, Cloudflare also processes the verification request. Corcoran and Anywhere systems may process copies received in Corcoran accounts under their own policies. Google processes the limited Analytics data described above only after your permission. We may also disclose information when required by law or to protect the site and our rights.

Client-help requests, newsletter requests and contact updates are stored privately in Cloudflare D1, pending team review. They are not published on the website. Internal notifications are sent through FormSubmit to lauren.bennett@corcoran.com and ivan.mijalkovic@corcoran.com, with one address primary and the other copied. Contact-update notices include the optional contact details you submit; help-request notices include your request and any property or phone details. Contact corrections and client-help requests are labeled separately from newsletter signups and do not create newsletter consent. If you choose to email the team directly instead, your email provider and the team’s Corcoran email account process that message under their respective policies.

The private team workspace requires sign-in and an explicit access list. It records review status, assignment, eligibility decisions and the reviewing team member’s identity and time. The website retains notification status and attempt details so the team can follow up on email failures. Corcoran and HOME process information received or transferred through the team’s workflow under their own policies.

Giveaway entry records are also stored privately in Cloudflare D1 for Ivan, Lauren and the team to review. An entry without newsletter consent sends an internal entry notification through FormSubmit, including your entry reference and submitted entry details. A separately chosen newsletter signup sends the newsletter notice described above instead; eligibility attestations and rule acceptance are not included in that newsletter notice. The website does not publish a list of entrants. A winner’s name or image will not be published without separate consent. A manual email about eligibility or the prize is processed by the team’s Corcoran email account and the recipient’s email provider under their respective policies.

Retention

Browser attribution is treated as active for 90 days, and FormSubmit states that it retains its archive copy for 30 days. Google Analytics event- and user-level data is configured for two months. The site currently has no automatic deletion schedule for lead, website-event, giveaway-entry, client-help, review, notification, newsletter-request or contact-update records; those database records remain until manually deleted. Email copies may be retained under applicable brokerage, legal and recordkeeping requirements. This notice will be updated when a formal retention schedule is implemented.

Your choices and requests

You can use the control above or clear this site’s local storage in your browser. To ask about, correct or request deletion of information held by this site, email Ivan and Lauren. We may need to verify the request and retain information required for brokerage, legal, security or recordkeeping purposes. Information processed by Corcoran or Anywhere is subject to their separate notice.

Newsletter signup is optional and separate from entering the giveaway or updating your contact details. You can withdraw newsletter consent, correct a submitted update, or ask to correct or withdraw a giveaway entry by emailing The Mijalkovic Bennett Team. A giveaway withdrawal received before the drawing removes that person from consideration. Browsing the guides does not require any form.
